A DAY IN THE LIFE

 In this role, you will…

 

  • Protect and preserve vacant properties across the United States
  • Review monthly inspection photos of properties that have gone delinquent or have been foreclosed
  • Schedule preservation on vacant properties that range from general yard maintenance to full rehabs
  • Communicate with municipalities to problem solve a variety of issues (violations, neighbor complaints)
  • Work closely with our vendors to ensure preservation has been done on time and the cost is within industry standards

DETAILED JOB DUTIES

 

  • Process vendor invoices through New Invoice
  • Order and manage property preservation needs on properties serviced by LoanCare
  • Order bids for property preservation and securing as needed
  • Monitor vacant property, damaged property and "lot only" reports from field service company
  • Work with HUD contractors and attorneys to achieve HUD conveyance Condition so HUD claims can be filed
  • File and monitor HUD extensions through conveyance condition process and in the case of foreclosure delay if requested
  • On assigned files: opening, updating and closing REO workstation
  • Manage the Eviction Process on true REO matters and FHA loans
  • Coordinate and refer loans for REO disposal to vendor and ensure that vendor follows required procedures
  • Process incoming settlement funds from REO closings
  • Prepare and maintain reports to management regarding status of all REO, Inspections and Property Preservation
  • All other duties as assigned

  MINIMUM QUALIFICATIONS

 

  • Minimum of 1 year work experience in the legal field or default mortgage servicing
  • Working knowledge of accepted business practices in the mortgage industry and or strong understanding of conveyance claims process and property preservation
  • Good analytical, written and verbal communication skills
  • LPS-MSP (Mortgage Servicing Platform) experience preferable, but not necessary
  • Knowledge of Microsoft office: Excel and Word
  • High School diploma or GED

 

WORK CONDITIONS

 Working conditions are normal for an office environment. Must have the ability to attend work and be productive during normal business hours and to work early, late or weekend hours as needed for successful job performance. Overtime required as necessary. Some travel may be required.
